Websites for hosts
Websites for holiday apartments with direct enquiries.
I build websites for holiday apartments and villas where guests contact you and book directly, with no intermediary commission, in their own language.
A website for your holiday apartments: your channel with no commission.
Most hosts get their guests through Booking and Airbnb. Those are good channels, but every booking through them carries a commission, and contact with the guest goes through the platform.
Your own apartment website gives guests a place to view the accommodation, check dates and send an enquiry straight to you. Guests who have stayed before can book directly next time, and new ones can find you through Google and Google Maps.
I build the site in Croatian, English and German, and other languages if needed, with photos, a description of the accommodation and the area, and a clear enquiry form.
For hosts in Kvarner, Istria and Dalmatia.
My office is near Rijeka, so Kvarner and Istria are areas I know first hand, from Opatija and Krk to Pula and Rovinj.
I also build sites for hosts in Dalmatia and the rest of Croatia, since all the work is done online. For every site I describe the town, beaches and surroundings, because guests choose the location as much as the apartment.

Who a site like this is for.
It makes most sense for hosts who already have happy guests and reviews on the platforms and want part of their bookings to come directly. It is just as useful for new accommodation, because it has its own address on Google from day one.

What your apartment website gets.
Everything a guest needs to decide and contact you directly.
-
Gallery and description
Photos, layout, amenities and the area, for each unit separately.
-
Direct enquiries
A form with dates and number of guests, and the enquiry goes straight to your email or phone.
-
Availability and bookings
If needed I add an availability calendar or a booking system.
-
Several languages
Croatian, English and German, plus other languages if many guests come from one country.
-
Google profile for your rental
Your accommodation on Google Maps with the same details, photos and reviews as the site.
-
Fast on mobile
Guests search for accommodation on their phone, so the site opens instantly.
Advertising holiday apartments: how guests reach your site.
The website is the foundation, and guests reach it in several ways. That is why I plan apartment advertising together with the site.
-
Google Maps
A Google profile for your rental shows your apartment when someone looks for accommodation in your town, with reviews and photos.
-
Ads before the season
Google and Meta ads aimed at guests from the countries most of your visitors come from.
-
Returning guests
Happy guests book directly through your site next time.
From the first conversation to a live site.
A build usually takes three to six weeks, so the best time to start is winter, before the first enquiries for the season.
-
Free call
We talk about your accommodation, guests and languages, and I suggest a structure and timeline.
-
Photos and copy
We choose the photos, and I write the description of the accommodation and area in every language.
-
Design and build
Design, enquiry form, availability, speed and SEO settings.
-
Launch and Google profile
The site goes live, I link it to your rental's Google profile and hand it over with a guide.
Frequently asked questions.
If your question is not here, ask me directly on a free call.
How much does a website for holiday apartments cost?
The price depends on the number of units, the number of languages, whether you need a booking system and whether you already have good photos and copy. After a free 30 minute call you get an offer for exactly what you need.
Do I need a website if I am already on Booking and Airbnb?
The platforms bring new guests, and your own site gives you a channel where guests book directly, with no commission. It pays off most with returning guests and those who find you on Google Maps.
Can guests book directly through the site?
Yes. Every site has an enquiry form with dates and number of guests, and if needed I add an availability calendar or a booking system.
Which languages do you build the site in?
Croatian, English and German as standard. If many of your guests come from Italy, Slovenia, Austria or Poland, I add their languages too.
When is the best time to build the site?
In winter or early spring. A build takes three to six weeks, and Google needs a few more weeks to get to know the site, so it is good to have it ready before the first enquiries for the season.
Do you help with the Google profile for my apartment?
Yes. I set up or improve the Google profile for your rental, with the same details, photos and a link to the site, so guests find you on the map too.
